Project Abstract

In the summer of 2017, the development partners of Trinity Storage I, LP, who had strong ties to the Arvada community and a desire to contribute to its growth, partnered with Pivotal Project Management to provide Owner’s Representation services. Their goal: Phase 1 of a new development – constructing a 3-story, 110,000 ft2 indoor self-storage building.

This was a “greenfield” build on previously undeveloped land. The purchase of the chosen development site was contingent upon successful rezoning and annexation, processes expertly managed by Pivotal, who also handled the final financial review for the land acquisition.

Pivotal then guided Trinity Storage through initial design, planning, financial modeling, and due diligence. DCB Construction was ultimately selected to execute the project under a design-build, Guaranteed Maximum Price (GMP) contract. To ensure smooth post-occupancy operations, Pivotal assisted Trinity Storage in selecting the William Warren Group, DBA StorQuest, as the operating partner.

Project Summary

Pivotal Project Management provided Owner’s Representative services for the Trinity Storage project. Before construction could begin, significant front-end work, including due diligence studies and planning, was required. Trinity Storage’s decision to voluntarily annex their property into the City of Arvada added complexity. This annexation process, which Pivotal managed, required several civil improvements and installations:

  • Shared access right of way with a neighboring property
  • Fire/water loop installation
  • Extensions of electric and gas service utilities
  • Widening of the adjacent State Highway
  • Additional street lighting
  • ADA sidewalk installations

Pre-Construction Planning & Execution

Planning for these improvements involved coordination between City, County, and State agencies, as well as neighboring developers. Pivotal worked with a permitting and entitlements specialist to navigate this complex challenge.  This extensive pre-construction phase presented potential scheduling considerations. Upon construction permit issuance, Pivotal led the project team in identifying opportunities to accelerate the schedule and ensure timely completion.

As Owner’s Representative, Pivotal also managed Trinity Storage’s soft cost responsibilities, including structured network cabling, access control & surveillance, utility connections, furniture procurement, and post-occupancy needs such as purchasing operations equipment (carts, dollies, pallet jacks, etc.). The project ultimately accelerated and was completed two weeks ahead of schedule.
